Home inspections: what's a deal-breaker and what's normal
“The inspection report is long and I'm panicking about whether to walk away.”

Every inspection report looks scary. Inspectors list everything, from a loose outlet cover to a failing foundation. The trick is sorting the big from the small.
Take seriously:
- Foundation or structural problems
- Roof at or near the end of its life
- Water in the basement or signs of mold
- Electrical hazards or outdated wiring
- Sewer line problems, so consider a sewer scope on older homes
- A furnace or water heater that's failing
Usually normal:
- Minor cosmetic wear
- Small plumbing drips
- Missing caulk, loose handrails, minor fixes
For big items, get a quote from a contractor. Then you have three moves: ask the seller to fix it, ask for a credit at closing, or ask for a lower price. If the problem is too big or the seller won't work with you, your inspection contingency may let you walk away. Check your contract's deadline so you don't miss it.
