Why your retail space is sitting empty, and what actually fills it
“My space has been vacant for months and I don't know why.”

Vacancy is rarely about one thing. In most cases it comes down to price, condition, or exposure, and usually it's two of the three.
Price. If you've had plenty of showings but no offers, your asking rent is likely above what tenants see elsewhere. If you've had almost no showings, the problem is more likely exposure.
Condition. Tenants picture their business in your space. A dirty storefront, dated restrooms or a dead HVAC unit make that hard. Small fixes like fresh paint, working lights and a clean glass line often pay back faster than a rent cut.
Exposure. Is the space listed on the platforms tenant reps actually search? Is there a sign on the building with a number that gets answered? Are local brokers being contacted directly?
What to do this month: look at what similar spaces nearby leased for in the past year, not what they're asking. Walk your space as a tenant would. Then decide whether to fix price, condition or marketing first. Every month empty is rent you don't get back, so a small concession that fills the space sooner usually wins.
